An Electrical Installation Condition Report (EICR) — also called fixed-wire testing — is your independent, coded assessment of whether the electrical installation on your site is safe, compliant with BS 7671 (the 18th Edition), and fit to keep in service. It's a statutory expectation under the Electricity at Work Regulations 1989, an insurance requirement in most industrial and commercial policies, and a landlord obligation for let commercial premises. Lutrom's approved electricians carry out EICRs for factories, warehouses, food and pharma sites, schools, retail estates, offices and multi-site portfolios across the North West. Every inspection is done by an engineer qualified to City & Guilds 2391 (Inspection & Testing) and 2382 (18th Edition), test equipment is UKAS-calibrated, and certificates are issued digitally so your paperwork is available immediately after sign-off. Where we find C1 or C2 observations, we can quote the remedial work directly — same team, same day, no chasing three sub-contractors.

Scoping call
We agree the extent of the inspection (full vs sample %), the working window, the isolation plan and any access constraints (weekends, out of hours, live vs dead).

Test day(s)
Engineers on-site with calibrated test kit. Isolation, dead tests, live tests, photograph everything — with minimum disruption to production.

Report & code
Digitally-issued EICR, C1/C2/C3/FI observations coded and photographed. You get the certificate the same day, in most cases.

Remedials (optional)
Where you want remedials quoted, our electricians can price them line-by-line and — with your sign-off — carry them out. Same team, single accountability.
How we price this work
No surprise invoices.
EICRs are priced by circuit count and site complexity, not floor area. A small commercial unit with a single 3-phase DB might be a half-day job; a multi-DB factory is quoted after a walk-round. For multi-site retail portfolios we offer a flat-rate-per-site with a rolling schedule. Every quote lists what's included and — crucially — what's not (out-of-hours premium, extra days if the site is larger than declared, etc.) so there are no surprises.

What clients ask before they call.
How often does my site need an EICR?
It depends on the environment. Manufacturing/industrial: typically 3 years. Commercial offices: 5 years. Landlord let commercial: 5 years. Petrol/hazardous: 1–2 years. Schools/education: typically 5 years but often written into insurance as 3. Your last EICR should have recommended a retest interval — that's the one to follow unless the environment has changed materially since.
What happens if you find a C1 or C2 fault?
A C1 (danger present, risk of injury) means we'll isolate it on the spot and issue an interim written warning before we leave site. A C2 (potentially dangerous) means the installation should not be considered satisfactory until it's rectified — we'll quote the remedial and, subject to your sign-off, do it. Neither is a reason to panic — most large industrial sites have at least a handful of C2s at any given point. Managing them promptly is what matters.
Can you do the remedials as well?
Yes — that's why most clients use us. One team writes the report and quotes and does the remedials, so there's no handoff, no chasing, no back-and-forth over what was really required. If you prefer to use your own electricians we're happy to just do the report.
Do you test energised or de-energised?
Both, where each is appropriate under BS 7671. Dead tests (insulation resistance, continuity) require isolation; live tests (loop impedance, RCD, prospective fault current) are done energised with the correct PPE and permit. We agree the isolation plan with your engineering team before we start so production impact is minimised or eliminated.
How is the certificate issued?
Digitally — you get a PDF certificate the same day, ready to share with insurers, auditors or head office without waiting for us to email it. Paper copies are available on request.
Do you do out-of-hours testing for retail or education sites?
Yes — retail estates typically want testing done overnight or on Sundays; schools during holidays. Both are booked in advance and priced with the applicable premium up-front.
